ObjectiveNCRTC intends to undertake Transit Oriented Development featuring mixed-use development; building residential; commercial; entertainment; recreational facilities and yard integrated with the RRTS stations at the site in Jangpura Depot as shown in fig 9. The developments are envisioned to serve as a major demand driver for ridership on the RRTS network; as well as enhance non-fare box revenues for NCRTC through Land Value Capture.10Through the development at Jangpura; NCRTC also intends to showcase a model of Climate Resilient project planning and design.The consultant shall be required to review the IZP plan; analyze preliminary layout; case studies for the site/layout development for the concept development which shall feed into preparation and finalization of the Layout Plan in conformity to the TOD regulations issued by DDA for the subject site.Accordingly; the proposed Layout Plan should be targeted to optimize the potential for TOD-based development in the site and encourage climate resilient development. The plan should be optimal to accommodate built and open spaces; that encourages the principles of TOD while working in sync with larger city-level plans and proposals. The site should adhere to the various principles of site planning given in TOD Policy to integrate the land use and transportation.The consultant shall also prepare an implementation roadmap and a phasing strategy for taking up specific parts of the development in a phased manner and advice regarding horizons for the various phases based on absorption and revenue maximization in coordination with the implementation of the RRTS and station developments.
